We FOUND It! A CBS SFH with FDR, LR and FR complete with HWF and FP! Can We SEE It?

Mr. and Mrs. Buyer had searched the MLS by visiting our IDX website. They found a 4/2.5/3 CBS SFH with the SF they had hoped for and it included LR, FDR and a FR complete with HWF and FP. Relocating from a cold climate, the buyers were thrilled about the FP! Better yet, the heated I/G PL was an unexpected bonus! We shared that the home was in a PUD and informed them of the mandatory HOA. Knowing the home would not last long due to reported average DOM for Hernando County, our very excited customers put in a full price offer, complete with POF and a pre-approval letter showing they were qualified CONV buyers. To their delight, their offer was accepted by the seller!

Having identified the perfect SFH, Mr. and Mrs. Buyer setup another appointment with the lender where they had obtained their pre-approval letter prior to house-hunting. At that time, they had also discussed DTI, PMI, PITI, LTV, AMC, and the CD. As one of the buyers might need to be out of the country on business at the time of settlement, they also discussed the need for a possible POA. The buyers quickly contacted the ASHI Inspector and WDO Inspector they chose to get the inspections scheduled, moving the transaction forward.
