Getting Ready for Hurricane Season

It’s a pain in the neck that Floridians know is coming every year about this time. And it is no wonder, considering we will spend the next 6 months looking over our shoulders. Here lies Open House — RIP, old friend

Thank you all for joining us today as we bid farewell to our very old friend, Open House. It wasn’t really so long ago that he was a vibrant part of our community. There was a time when he was respectable and dependable, a familiar face in our neighborhoods. But over the past 10 years or so we saw less and less of him. Rumor had it that he lost his reason to exist. There were a number of contributing factors leading up to Open House’s demise. For one, he no longer felt needed by his dearest friends, old-fashioned home sellers and unimaginative REALTORs®, both of whose days also are numbered. For another, Open House was hard to work with. He commanded a huge amount of time and energy. Vulnerable from suffering repeated rejections, frustrated home sellers and desperate REALTORs® often would turn to Open House to save the day. … Continue reading

Home sellers use the 3 Rs to play the price is right

Setting a sale price is one of the most difficult — but potentially the most rewarding — tasks for a homeowner. That’s why it is essential to remember the 3 Rs before listing your property: • Reliable market data • Realistic expectations • REALTOR® you trust   This is the best advice I can give a seller on this topic: Price your home well from the first day you put it on the market. If you overprice it you will get fewer looks from potential buyers and you will become frustrated as you watch it linger on the market. Then, when you are forced to lower the price, you will regret that you didn’t price it right from the get-go. Let’s take a look at each tenets of the 3 Rs. Reliable market data: The first step is to look at comparable sales in your neighborhood. THE Gail Spada TEAM … Continue reading

List in the Spring for a family-friendly Summer home sale

Parents with children usually plan moving to a new home during summer vacation, before the new school year begins. But do you realize that those families are searching now for their next home? That’s why sellers who have been procrastinating about placing their house on the market should act now. The advantages for families relocating during the summer months are obvious. The children’s education is not interrupted.  And, as children enroll in their new school, there is a palpable fresh-start mentality in many aspects of their lives, including, of course, their new home. From another practical standpoint, the weather usually is more agreeable for those packing Up North! But to ensure that closing on a home and moving go smoothly and as stress-free as possible, it takes a great deal of planning. Conscientious parents do all they can to balance their professional and personal responsibilities, never allowing their decisions about … Continue reading
